Lessons I Learned From My Private Lenders

Some of the biggest lessons I’ve learned in business didn’t come from books, seminars, or podcasts. They came from the very people funding deals alongside me.

 

There were seasons where private lenders literally helped keep me in business.

 

One lender taught me something that changed the way I viewed capital:
>>> Stop thinking only about “what you owe.”
>>> Think about what you’ll actually need.

 

I remember being told, “Borrow a little more.”

 

My first reaction was, “What lender says that?”

 

But her perspective was simple:
if the money is sitting idle, nobody benefits. If it can be put to work productively, let it work.
*btw, the numbers made sense with the amount of equity in the deal, so it was not jeopardizing the LTV safeguard

 

The second lesson was about accrued interest.

 

Instead of creating pressure with monthly payments during a flip, we structured it around the sale of the property.

 

That created breathing room and aligned expectations.
*Btw, this works best for Self-Directed lenders typically.

 

The lesson wasn’t really about money.

 

It was about relationships, trust, and understanding that sometimes the right lender becomes more than a source of capital…they become a strategic partner.
