Pay Early—Not On Time

Most investors think making payments on time is enough.

I don’t.

One of the best pieces of advice I ever shared with private lenders was simple: Don’t pay on time. Pay early.

Years later, one of my lenders told me that hearing that principle over and over is what convinced him to invest with me. It wasn’t one presentation or one conversation. It was the consistency of the message—and more importantly, the consistency of the actions that followed.

Here’s the reality: every payment sends a message.

Pay late, and lenders start wondering if something is wrong.

Pay on time, and you’ve met expectations.

Pay early, and you communicate reliability, discipline, and respect for the people who trust you with their capital.

Your reputation isn’t built in one deal. It’s built through thousands of small decisions that prove you’re someone people can count on.

If you want to raise more private money, don’t just focus on finding lenders. Focus on becoming the type of borrower lenders are excited to work with again and again.
