What Private Lenders Really Want

If you ask most real estate investors what private lenders want, you’ll usually hear the same answer:

“The highest return possible.”

But after nearly two decades of raising private capital, I’ve learned that’s simply not true.

Yes, returns matter. But they’re rarely the deciding factor.

The best private lenders are looking for something much deeper than an extra percentage point. They’re looking for confidence. They want to know their money is protected, that they’re working with someone they trust, and that they clearly understand where their investment is going.

In my experience, private lenders consistently value five things:

  • Peace of Mind – They want to feel confident their capital is being managed responsibly.
  • Safety – The return of their money is often more important than the return on their money.
  • Simplicity – If an investment is difficult to understand, people hesitate. Clear beats complicated.
  • Communication – Consistent updates build trust and create long-term relationships.
  • Purpose – Many lenders enjoy knowing their investment is improving neighborhoods, creating housing, and making a positive impact in their community.

One of the biggest mistakes I see investors make is trying to compete solely on interest rates.

Instead, compete on trust.

When you build credibility, communicate well, and consistently do what you say you’re going to do, you’ll attract lenders who value long-term relationships—not just the next highest yield.
